Our Process

YOUR SALES TEAM

The Area Sales Manager (ASM) will be your primary contact and will be keeping you informed and on track. They are focused on providing an exceptional experience and will continue until you are settled in your new home. To ensure effective communication on the building of your home we ask that all correspondence and questions go through the ASM.

SECURE YOUR LOT

Finding that perfect lot is one of the most important decisions you will make and we will work with you to ensure your lifestyle needs are met. A $10,000 refundable deposit is required to HOLD your lot.

DEFINING YOUR LUXURY HOME

In the first 30 days we will schedule 3 (complimentary) week day design meetings with our expert home designer either at our office or showhome. In preparation for the meeting you will complete our Customer Wish List which will ensure your dream home becomes reality. Once a floor plan design is determined we will present you with a Cost Estimate.  Note: If design time exceeds 3 meetings a $5,000 non refundable deposit will be required and will go towards the build of your home.

FINANCING YOUR HOME

In order for us to provide the most cost effective build, we recommend Builder’s Draw Mortgage. New West can put you in contact with our bank representative who is fully knowledgeable in Builder Draw Mortgages and has your best interest at heart.

Depending on your lender there will be four draws with the final draw being on possession.
Throughout the build, you will only be paying the interest on the portion of the monies borrowed which is reimbursed at closing. Upon possession your conventional mortgage begins along with regular mortgage payments.

PURCHASE AGREEMENT – FIRM CONTRACT

If you are comfortable with your floor plan design and budgeted allowances we will proceed with the Purchase Agreement and securing your lot. A non-refundable 20% deposit is required at this time to secure your home start construction and proceed to next steps (less any previous deposits). Note: Total payment for your lot will be required within four months from the first day you put the lot on hold to avoid interest payments*. * Interest will be charged by the
developer until title to the lot is transferred.

INTERIOR DESIGN MEETING

Your home starts to have a personality at your scheduled meeting with our Interior Design Consultant (available for 12 hours). Please set aside time during the work week to choose your selections and or upgrades at our various suppliers.

CONSOLIDATED AGREEMENT

We compile your personalized selections along with your adjusted allowances and then proceed to sign off on the total purchase price of your new home.

SELLING YOUR HOME – NO LISTING FEE

Part of your home buying experience may include selling your current home which can be stressful. New West understands this and is committed to ensuring that our dedicated and professional realty team make it easy for you.

As New West has a vested interest in the sale of your home we are committed to using all of our resources in order to execute the sale of your home and most importantly get the maximum resale equity out of your current home.

CONSTRUCTION

During construction of your home the ASM will contact you to set up “Milestone Meetings” consisting of pre-construction, framing completion, rough-in, mechanical (before drywall starts), pre-interior finishing and of course a home owners orientation to familiarize you with the features of your new home.

SITE VISITS

Construction of your home is an exciting time and you may want to see your home at various stages. To ensure safety on the site visitors must be accompanied by a member of the New West team. Hard hats and any other protective equipment must be worn. Please understand that if you are on site without a member of the Builder’s Sales Team, the Superintendent is obligated to ask you to leave the site.

ORIENTATION AND POSSESSION DATE

New West’s mandate is to ensure seamless scheduling with a finalized possession date, however we may experience rescheduling due to weather or the scheduling of trades) that may affect this date.

You will receive a letter with a confirmed orientation and possession date no later than 35 days before completion to allow you the time you need to coordinate the details of your closing and move. Instructions for preparation for possession are in the letter.

Once you receive the letter you will need to make an appointment with the lawyer as soon as possible to address any final documents required and pay any closing funds that may be outstanding. Closing funds can be paid in the form of mortgage proceeds, certified cheque or bank draft.

HOME ORIENTATION

This is a great opportunity to inspect your home and look at items such as flooring, painting, windows, screens, doors, countertops, light and plumbing fixtures, cabinets and appliances and make note of any concerns to your Superintendent. As you may have added a lot of bells and whistles your Superintendent will be able to explain all of your features.

KEYS TO YOUR HOME

Receiving the keys to your new home is a big moment. At this time the New West team will meet you at your home and present you with your keys. Note that review of all documents with either your lawyer or ours (Masuch Albert LLP) will be completed prior to possession date.

CUSTOMER CARE & WARRANTY

After care service is just as important and we will schedule services calls at 45 days and 11 months. After all we want to ensure we have provided an exceptional experience.
